What DuPage roofs need
The freight-belt and industrial-park stock mostly dates to the 1960s through 1980s: modified bitumen and early single-ply, much of it recovered once already and bumping the two-layer code limit. The office corridor adds the ballasted-EPDM generation, penetration-dense roofs with 30-plus winters on them. Freeze-thaw, settled decks, and ponding water do the damage everywhere. The freight belt near O’Hare runs to masonry and early precast buildings from the 1960s, low and dense, with roofs chopped up by decades of tenant changes. The central industrial corridors through Addison, Carol Stream, and Glendale Heights shift toward larger, cleaner precast and tilt-up footprints from the 70s and 80s: bigger open decks where TPO earns its keep and drainage design decides whether the roof works. The I-88 office corridor is a different trade entirely, penetration-dense roofs over conditioned space where insulation upgrades pay back monthly and every abandoned equipment curb is a leak waiting on a freeze-thaw cycle.
