Commercial Flat Roofing Across DuPage County
Commercial flat roofing across DuPage County. TPO, EPDM and modified bitumen replacement for the O'Hare freight belt, North Avenue and the I-88 corridor.
The County Where Chicagoland Keeps Its Warehouses and Its Offices
DuPage County carries more of our work than any other county, and the map explains why. The O’Hare freight belt spills west across the county line into Bensenville and Wood Dale. The North Avenue and Army Trail corridors string industrial parks through Addison, Glendale Heights, and Carol Stream, which holds the county’s biggest warehouse and light-industrial base. The East-West Corridor along I-88 stacks office and corporate campus roof from Lombard through Downers Grove to Naperville. That’s three distinct roofscapes in one county: freight and cargo buildings, mid-century industrial parks, and boom-era office stock, and all three generations are hitting replacement age at once.
Where we work in DuPage County
Thirteen DuPage communities, each with its own page:
- Bensenville: the O’Hare freight belt.
- Wood Dale: cargo-adjacent industrial along Thorndale.
- Itasca: the Hamilton Lakes business district.
- Addison: the Army Trail and Lake Street industrial corridor.
- Carol Stream: DuPage’s largest warehouse and light-industrial base.
- Glendale Heights: North Avenue industrial parks.
- West Chicago: DuPage Airport industrial, and yes, West Chicago, IL 60185 is its own city in DuPage County, not a neighborhood of Chicago.
- Lombard: Yorktown and the Butterfield retail and office ring.
- Elmhurst: the industrial park by I-290 and Route 83.
- Downers Grove: Butterfield corridor office and flex.
- Woodridge: I-55 corridor industrial infill.
- Naperville: I-88 corporate campuses and Route 59 retail.
- Oak Brook commercial roofing.
What DuPage roofs need
The freight-belt and industrial-park stock mostly dates to the 1960s through 1980s: modified bitumen and early single-ply, much of it recovered once already and bumping the two-layer code limit. The office corridor adds the ballasted-EPDM generation, penetration-dense roofs with 30-plus winters on them. Freeze-thaw, settled decks, and ponding water do the damage everywhere. We install TPO, EPDM, and modified bitumen, matched to the building: Carlisle, GAF, and GenFlex systems, each replacement written for a manufacturer system warranty. When the core samples say a full replacement isn’t needed yet, the report says so, in writing.
The stock, corridor by corridor
The freight belt near O’Hare runs to masonry and early precast buildings from the 1960s, low and dense, with roofs chopped up by decades of tenant changes. The central industrial corridors through Addison, Carol Stream, and Glendale Heights shift toward larger, cleaner precast and tilt-up footprints from the 70s and 80s: bigger open decks where TPO earns its keep and drainage design decides whether the roof works. The I-88 office corridor is a different trade entirely, penetration-dense roofs over conditioned space where insulation upgrades pay back monthly and every abandoned equipment curb is a leak waiting on a freeze-thaw cycle. One county, three kinds of roof work, and the reason our estimates start with a walk instead of a formula. DuPage is also home ground for us: this is where a Chicagoland-only company does most of its driving, and it shows in how fast an estimator can be on your deck.
The estimate, county-wide
One form, no phone calls. Requests receive a response within 24 hours. The DuPage roof assessment appointment is confirmed separately; the proposal documents the findings and recommended scope. Days later, the itemized scope is in your email with options, quantities, sequencing, and warranty terms. Take it to ownership and decide on your own schedule. We’re a Chicagoland company working only in Chicagoland, and DuPage is the middle of our map. Started here, stayed here, and never handed the work to a call center: the estimator who walks your roof is the one whose findings you read in the scope. If the building has years of service left up top, that’s what the document will say, because the report only works as a sales tool when it works as the truth first.
Frequently Asked Questions
Which DuPage cities do you actually cover?
All twelve above have dedicated pages: Bensenville, Wood Dale, Itasca, Addison, Carol Stream, Glendale Heights, West Chicago, Lombard, Elmhurst, Downers Grove, Woodridge, and Naperville. We also take commercial flat roof work in surrounding DuPage towns; submit the form and we'll confirm within a day.
Our DuPage industrial building was built in the 1970s. What should we expect from an assessment?
Expect the cores to matter more than the membrane. Buildings of that era usually carry a recover over the original roof, and the question is what's happened to the insulation in between. We core it, photograph it, and email you the honest answer: serviceable years left, targeted flashing work, or tear-off.
Do you install the same systems on office buildings as on warehouses?
Same three systems, different logic. Big open warehouse decks usually favor TPO for speed and reflectivity. Penetration-dense office roofs often favor EPDM or modified bitumen. The building picks the system, and the itemized scope shows you the reasoning, not just the price of each option.
