On a normal Chicagoland building, winter is when moisture tries to push up through the roof from the warm inside toward the cold sky. A freezer building flips that. Hold a room at zero and the warm side of the roof assembly is the outside, all year. Vapor pressure drives moisture from the humid summer air downward, into the roof assembly, toward your cold interior. It never gets a season off. That single fact is why cold storage roofs fail in ways ordinary commercial roofs never do, and why hiring a roofer who doesn’t understand it is how facilities end up with a roof full of ice.

What condensation does inside a cold storage roof

When humid outside air leaks into the roof assembly over a freezer or cooler, it hits surfaces below its dew point and condenses. Over cold rooms it doesn’t stop at water: it freezes. Here’s the damage chain we find on assessments:

  • Ice in the insulation. Moisture accumulates and freezes inside the insulation layer, and wet or icy insulation loses its R-value. Your refrigeration plant works harder every month to hold the same temperature, and the energy bill quietly climbs for years.
  • Frost at thermal bridges. Every metal fastener that penetrates toward the cold side is a thermal short circuit. The telltale is frost spots or drip points on the underside of the deck in a pattern that matches the fastener rows.
  • Membrane blisters and ridging. Trapped moisture cycling between vapor, water, and ice works the membrane from below. If your roof shows blisters or ridges over conditioned cold space, assume moisture in the assembly until cores prove otherwise.
  • Interior drips. Condensate finds fastener points, laps, and penetrations and drips into the space below. In your building, that’s not a maintenance ticket. That’s a food safety event.

How we build a roof over cold space

The design principles are different over a freezer, and we hold to them:

  • Airtightness above everything. Air leakage moves far more moisture than diffusion ever will. The assembly needs a continuous air barrier, with penetrations, edges, and transitions sealed and detailed, because one honest gap feeds the assembly humid air all summer.
  • Vapor control on the warm side. Over cold storage, the warm side is the top. The roof membrane itself does vapor-retarder duty up there, which is also why trapped moisture in these assemblies has nowhere good to go and why cores matter so much before any reroof decision.
  • Respect for what’s below. Attachment method gets chosen with the thermal bridging problem in view, penetrations through the cold barrier get minimized and detailed individually, and we coordinate with your refrigeration contractor on anything that touches the envelope.
  • Cores before commitments. A recover over a cold storage roof that’s carrying ice is malpractice. If the insulation is wet or frozen, it comes out. A full replacement is the only honest fix, and we’ll show you the core samples that prove it either way.

Membrane-wise, fully adhered single-ply systems, TPO or EPDM, are the usual finalists over cold storage, with the choice driven by the assembly design and the building. We install Carlisle, GAF, and GenFlex systems, spec’d for manufacturer system warranties. And because refrigeration is the biggest utility line in the building, the insulation design gets treated as an energy decision, not just a code checkbox: every point of R-value above a freezer pays rent every single day the compressors run.

We have drips from the ceiling over a cooler, but the roof membrane looks fine. How is that possible?

Because the water may not be rain. Humid outside air leaking into the roof assembly condenses and freezes over cold space, then drips at fasteners, laps, and penetrations, sometimes in weather with no rain at all. The membrane can look perfect while the assembly under it carries ice. Core samples and a moisture survey settle the question.

Can you replace the roof without shutting down our freezer or warming the rooms?

Yes. We size each day's work section to what the room can tolerate, close every section watertight and airtight the same day, and coordinate the sequence with your refrigeration and QA teams. Rooms hold temperature throughout. The one thing we won't do is open more roof than we can properly close, no matter what the schedule wants.
