Here is our disclosure up front: Chicago Flat Roofs installs TPO, EPDM, and modified bitumen. We do not install PVC. We are still going to cover PVC honestly in this article, including the situations where it is the right answer, because a facilities manager comparing membranes deserves the whole picture, not the part of the picture that fits our truck. When PVC is what a building genuinely needs, we say so and step aside.
The three single-ply membranes in plain terms
All three are single-ply membranes: one engineered sheet doing the waterproofing, installed over insulation on your deck. The differences that matter are chemistry, seam construction, and what each one shrugs off or suffers from.
TPO is a white thermoplastic membrane and the most-installed commercial roof in the country. Its seams are heat-welded, meaning the sheets are fused into one continuous piece of plastic. It reflects summer heat, which shows up on the cooling bill of any single-story building with rooftop units.
EPDM is black synthetic rubber and the veteran of the three, with a track record in cold climates going back more than half a century. Its seams are bonded with tape and adhesive rather than welded. It stays flexible in deep cold and handles freeze-thaw movement as well as anything ever put on a roof.
PVC is a white thermoplastic like TPO, with heat-welded seams, and one signature advantage: chemical resistance. Animal fats, grease, and oils that slowly destroy TPO and EPDM roughly leave PVC alone. It is generally the most expensive of the three.
Where each membrane wins
TPO wins on big, open roofs. Wide sheets, mechanical attachment, and fast welding make it the most efficient system to put on a large warehouse or distribution deck. Welded seams are stronger than the membrane itself when they are done right, and the reflectivity is free money every August. This is why TPO dominates new warehouse construction across Chicagoland.
EPDM wins on complexity and cold. Roofs with dozens of penetrations, odd geometry, or smaller footprints often come out better in EPDM, because the material hand-details beautifully and the labor math changes on small complicated roofs. Its long history in freeze-thaw climates is not marketing, it is decades of black rubber sitting on roofs in Minnesota and Chicago outliving its warranties. A black roof also sheds snow marginally faster and can be a modest asset on a heating-dominated building.
PVC wins where chemistry is the enemy. Restaurant rows with grease-laden exhaust, food processing plants, some manufacturing environments with oil mist: these buildings eat TPO membrane from the top down, and no amount of installation quality fixes chemistry. If your roof takes constant grease exposure, PVC is usually the honest specification. We do not install it, and we will still tell you when it is what your building needs. An honest no is worth more than a bad roof.
Where each membrane loses
- TPO: vulnerable to grease and oils, and quality historically varied between manufacturers, which is why we install established systems from Carlisle, GAF, and GenFlex rather than whatever is cheapest that month. Weld quality depends entirely on the crew, so the membrane is only as good as its installer.
- EPDM: seams rely on adhesives and tape, which are excellent now but still not a weld, and seam maintenance is where old EPDM roofs eventually ask for attention. Black membrane also runs hot in summer, which matters on cooling-heavy buildings.
- PVC: cost, mainly. It also contains plasticizers that migrate out over decades, and older formulations got brittle with age. Modern PVC is much better, but you are paying a premium that only makes sense when its chemical resistance is actually needed.
What about modified bitumen?
This article is the single-ply comparison people search for, but in Chicagoland it needs a footnote, because a huge share of the region’s older commercial stock wears asphalt-based modified bitumen, and it remains the right call for certain buildings: heavy rooftop foot traffic, small roofs with many penetrations, and owners who want multi-ply redundancy instead of betting everything on one sheet. If that describes your building, do not let a single-ply comparison talk you out of a system that has been working on it for decades.
The variable nobody’s comparison chart shows
Here is the uncomfortable truth under every membrane debate: the installer matters more than the material. All three of these membranes fail the same way in the field, which is at the details. A TPO weld run too fast or over a dirty sheet is a leak with a warranty dispute attached, no matter what the brochure said about weld strength. An EPDM seam bonded in the wrong temperature window, or over dust, gives back the system’s biggest advantage. A PVC roof detailed carelessly around its penetrations leaks exactly like the cheaper membranes it was supposed to outclass. The best membrane installed badly loses to the worst membrane installed well, every single time.
That cuts two ways when you are buying. First, it means the membrane decision is less risky than the contractor decision, so spend your diligence accordingly. Second, it means you should be suspicious of any bidder who leads with a membrane instead of with your building. A contractor who arrives already knowing the answer is selling inventory. A contractor who arrives with a core cutter is buying information first, which is the order this decision is supposed to happen in. The membranes are all good. The question is what your roof needs and who will actually build the details right.
How to actually pick
Stop asking which membrane is best. Ask which membrane your building is. It usually comes down to five questions:
- How big and how open is the roof? Big and open favors TPO.
- Do cooling costs matter? Reflective white membrane favors TPO or PVC.
- How many penetrations and how complicated is the geometry? Complexity favors EPDM or mod-bit.
- Is there grease or chemical exposure? That is PVC territory, and we will tell you so.

Answer those five and the membrane usually picks itself. When two systems both fit, the decision comes down to details on your specific deck, and that is a conversation to have with core samples and measurements in hand, not in a comments section.
