The biggest flat roof inventory in America
Chicagoland has more flat roof per square mile than almost anywhere in America. The industrial park on the village’s east side is the largest contiguous business park on the continent. Thousands of buildings, and nearly every one of them wearing a low-slope roof.
Here’s the problem with that: most of those buildings went up between the late 1950s and the 1980s. The original roofs are long gone, and a lot of what’s up there now is a second or third generation membrane laid over tired insulation and decks that have been through fifty-plus Chicago winters. We walk roofs along Busse Road and Devon Avenue where the membrane looks fine from the ground and is holding water like a kiddie pool up top.
The park sits hard against O’Hare’s east side, and that shaped what got built: single-story footprints, docks on one wall, rooftop units scattered everywhere else. A roofscape like that ages on a schedule, and a lot of it is hitting the end of the schedule at the same time.
What we install in Chicagoland
Three systems, matched to the building, not to whatever’s on the truck:
- TPO. The workhorse for warehouse and distribution roofs. White, reflective, heat-welded seams. If your building runs summer cooling costs on a black roof, TPO is usually the answer.
- EPDM. Black rubber with decades of track record in freeze-thaw climates. EPDM is often the practical choice for smaller buildings and roofs with a lot of penetrations.

Why Chicagoland roofs fail the way they do
The park’s roofs deal with three things at once. Freeze-thaw cycling works every seam and flashing loose a little more each winter. If the cores come back wet, or you’re already at two layers, the honest answer is a tear-off, and we’ll hand you the core photos that prove it. What we won’t do is lay a clean white membrane over a soaked roof so it can fail quietly for someone else to find.

How disruptive is a flat roof replacement to a running warehouse?

No, and anyone who says yes is setting you up. Code allows a maximum of two roof layers. If you've got two up there now, the next roof is a tear-off by law. That's actually good news: it's the chance to fix the wet insulation and ponding that the second layer buried.
