Four Things to Do Right Now

Water’s coming through the deck and you’re staring at the ceiling tiles wondering how bad this is. Four things first, in this order:

  1. Move what the water can ruin. Inventory, electronics, paper records. Water wins every fight it gets to finish.
  2. Contain and catch. Poly sheeting and barrels beat a mopping crew. If water is anywhere near electrical, cut power to that zone and keep people away.
  3. Photograph everything, with times. Ceiling, floor, roof if it’s safe to look. Your insurance carrier and whoever fixes this roof both need it.
  4. Check the roof drains, from the roof hatch, not by walking a wet roof. A quarter of the “emergency leaks” we see are a drain clogged with leaves and a roof holding four inches of water. If you can safely clear a strainer, you may stop the leak yourself today.

Why Flat Roofs Leak

Nine times out of ten the water isn’t coming through the middle of the membrane. It’s coming through a seam that’s been worked open by freeze-thaw, a flashing at a rooftop unit or parapet wall, a ponding area that’s been slowly digesting the membrane for five summers, or a puncture from the last trade that walked the roof. That matters because it tells you where the honest fix lives, and whether there is one.

Two of those failure modes are common enough that we wrote separate pages on them: flashing and seam failures, which cause most of the leaks we trace, and ponding water, which causes the ones that show up years later. Both are worth reading once the ceiling stops dripping, because they’ll tell you what you’re likely to see when the roof dries out.

The Wet Spot Lies

One more thing to know before anyone quotes you a patch: the stain on your ceiling is almost never under the breach. Water gets through the membrane, hits the insulation or the deck, and travels. On a steel deck it runs along the flutes like a gutter and can drop out forty feet from where it got in. So the guy who looks at your ceiling tile, climbs up, and patches the spot directly above it is often patching healthy membrane while the real opening keeps feeding water sideways. The leak “comes back” in two weeks, except it never left. Finding the actual entry point takes someone walking the whole drainage path uphill of the stain, checking every seam and flashing along the way, and sometimes cutting a core to see which direction the insulation is wet. That’s diagnosis, and it’s the part cheap patch visits skip. It’s also why we photograph and core before we write a scope: you should be paying to fix the breach, not the symptom.

Frequently Asked Questions

My roof leaks but only during heavy rain or spring thaw. Is that less serious?

It's usually more serious. Intermittent leaks mean water is finding a path through insulation and traveling. The wet spot on your ceiling can be forty feet from the breach, and the insulation between them is soaking. By the time the leak becomes constant, the field of damage is much bigger.

Will my insurance cover it?

Storm damage (wind, hail, wind-driven debris) often yes; wear-and-age no. This is exactly why step 3 above says photograph everything with timestamps. Documentation decides these claims, and our assessment report has been used to support plenty of them.
