A Chicago winter isn’t one attack on your roof. It’s three different ones running at once, for four months, and they gang up. Freeze-thaw pries the roof apart mechanically. Ice blocks the drainage the roof depends on. Snow loads the structure while hiding everything from view. Understanding which one you’re dealing with is most of the diagnosis, so let’s take them in order.
Freeze-Thaw: The Pry Bar
Water expands about nine percent when it freezes, and it does so with force no membrane can argue with. All winter, meltwater works into every hairline crack, open seam edge, and flashing gap on your roof, then freezes at night and jacks the gap wider. Tomorrow’s melt goes deeper. A seam that was merely tired in November can be an open leak by March, and Chicago hands your roof dozens of these cycles every winter. Ice: The Drain Killer
Flat roofs shed water slowly by design, which means winter water is often still on the roof when the temperature drops. It freezes at exactly the wrong places: in and around drains, in scupper openings, and in shaded zones along north-facing parapets. Once a drain cap freezes over, the next thaw has nowhere to go, so it ponds, then freezes into a sheet, and now you’ve got a skating rink parked on your seams, grinding at them every time it shifts. Meltwater backing up behind an ice sheet will find any opening available, which is why so many winter leaks appear during the thaw, not the cold snap. If you get one safe look at your roof in January, look at the drains.
Snow Load: The Quiet One
Commercial roofs around here are engineered for normal Chicago snow, so a typical snowfall is not an emergency. The situations that deserve respect are specific. Wet, heavy snow, the March cement variety, which can weigh several times what the same depth of powder weighs. Drifting, because wind stacks snow into deep wedges against parapets, rooftop units, and taller adjacent walls, concentrating load exactly where the structure wasn’t asked to carry it. And rain falling onto deep existing snow, which the snow absorbs like a sponge sitting on your deck. Warning signs from inside the building: new ceiling cracks, doors on the top floor that suddenly bind, visible deck deflection, or creaking. Any of those during a heavy load event means clear the area and get a structural opinion before anyone worries about membranes.
What Can Wait for Spring, and What Can’t
- Can’t wait: active leaks, drains capped with ice, deep drifting against walls and units, and any structural warning sign above. Also membrane that’s visibly open or flapping; every cycle makes it worse.
- Can wait, but document now: stains that appear during thaws, small blisters, surface crazing. Photograph with dates so spring-you knows what winter did.
- Shouldn’t happen at all: unprotected crews chipping ice off your membrane with steel tools. Ice removal done wrong destroys more roof than the ice does. If ice must come off, it’s done with care, and only where drainage demands it.
Two honest notes on winter work. First, cold weather is a bad time for adhesives and a workable time for heat-welded and mechanically attached systems, so real repairs and even replacements do happen in winter; they just have to be spec’d for the season by someone who isn’t guessing. Should I have snow removed from my flat roof?
Usually no, sometimes absolutely. Normal snowfall on a sound commercial roof is within design load, and amateur shoveling punctures more membranes than snow ever collapses. The exceptions: deep drifting against walls and units, heavy wet snow with rain coming, or any structural warning sign inside. Then you hire people who do rooftop snow removal properly, with plastic tools and marked drain paths.
Why does my roof only leak when the snow melts, not when it snows?
Because snow is dry storage and thaw is delivery. While everything is frozen, nothing moves. During a thaw, meltwater runs until it hits an ice blockage or an opened seam, then backs up and finds its way in. That pattern is a strong clue the breach sits near a drain path or a flashing, which is exactly where an assessment looks first.
Can a flat roof actually be replaced in winter?
Yes, with the right system and sequencing. Mechanically attached and heat-welded membranes install in cold weather that rules out adhesives, and crews tear off only what can be closed up the same day.
