School roofing runs on a calendar no other building has. The real window is roughly the second week of June to mid-August, and inside it you need tear-off, insulation, membrane, flashings, and punch list finished before staff walk back in. Miss the window and the project rolls a year while the roof gets worse over classrooms. That deadline shapes everything about how institutional roofs should be assessed, bid, and built, and it’s why the assessment should happen in fall or winter, not May.

The state of Chicagoland’s institutional roofs
A large share of the region’s school and institutional stock went up in the postwar decades, and those buildings were built with big, flat, built-up roofs that have been recovered and patched for generations. What we find when we assess them: aging built-up or modified layers at or past the two-layer code limit, masonry parapet and wall flashings opened by decades of freeze-thaw, ponding over long-span gym and multipurpose-room decks, skylights and rooftop units flashed and reflashed by a rotation of contractors, and insulation values from an era when nobody counted. A tear-off on these buildings isn’t just a new membrane. It’s the one chance to fix decades of deferred deck and drainage problems and bring insulation up to current code, which pays the institution back in lower utility bills every heating season after, money that goes back into programs instead of the boiler.
What we install over classrooms
The three systems we install all serve institutional buildings; the building and the budget pick between them. TPO covers big gym and classroom-wing decks efficiently, with heat-welded seams and reflectivity that helps buildings that mostly run in the cooling shoulder seasons. EPDM suits the cut-up roofs of older buildings with additions from three different decades. Modified bitumen earns its place where maintenance staff walk the roof constantly, with self-adhered application where the institution rules out torches entirely, which many do. We install Carlisle, GAF, and GenFlex systems, spec’d for manufacturer system warranties long enough to outlast several boards.
A jobsite where children are
Even in summer, campuses are rarely empty: camps, childcare, summer programs, staff. So the site rules are stricter and we write them into the scope. Fenced staging and dumpster areas away from any active entrance, no material movement during drop-off or pickup, crane lifts scheduled for empty-building hours, background-checked crew policies where the institution requires them, and every section watertight before the crew leaves. Daily. If part of the building stays occupied, we sequence so the work never crosses an active wing.
Old buildings, old materials
One more reality of postwar institutional stock: some older built-up roofing materials from that era can contain asbestos, and nobody knows for sure until the material is tested. This is a scheduling issue as much as a safety one. Testing happens during the assessment phase, months before summer, so that if abatement is required it gets planned, priced, and permitted into the project instead of discovered mid-tear-off in July with staff returning in August. We coordinate with licensed abatement contractors when the tests call for it, and the itemized scope tells your committee up front whether this applies to your building. The institutions that get burned by this are the ones that skipped the assessment and found out from a stop-work order. Don’t be one of them.
Committees, bids, and budget cycles
Institutional roofs get approved slowly and built fast. Facilities committees meet monthly, budgets get set the prior year, and private institutions typically want multiple bids with comparable scopes. Plan backwards: assessment in fall, board approval in winter, contractor selection by early spring, materials ordered before June. Our part fits that cadence. If the roof can wait, we’ll say so
Not every aging institutional roof needs replacement this summer, and because we don’t sell repairs, we have no incentive to shade the finding. Frequently Asked Questions
Can a full roof replacement really finish inside summer break?
Most can, if the decision is made by spring. The build itself usually fits well inside the window; what kills summer projects is late approval and late material orders. Very large campuses sometimes phase across two summers, wing by wing, and we'll tell you honestly in the scope if yours is one of them.
We run summer camps in part of the building. Can the work happen anyway?
Yes, with a sequencing plan. We work wing by wing, fence staging areas away from active entrances, hold crane lifts and material moves outside program hours, and keep the work zone fully separated from any occupied space. The occupied wing gets reroofed during a window when its programs move or pause.
Our roof was last done in the 1990s over the original. What should we expect?
Expect a tear-off. Two layers is the code maximum, so a third roof over the top is off the table, and buried insulation from that era is usually wet somewhere and thin everywhere. The upside is real: tear-off is the chance to fix the deck and bring insulation to current code, which lowers heating bills every winter after.
