We bid TPO, EPDM, and modified bitumen installations and full replacements. We do not bid repairs, coatings, or residential work, and we will tell you immediately if your scope is not ours.
What to send
More is better, but do not wait on perfect. A usable RFP package includes:
- Roof plans or aerial dimensions, whatever you have, even a marked-up satellite image.
- Existing roof reports: past assessments, moisture surveys, core data, leak history.
- Your scope document or spec, whether it is a full spec book or two paragraphs of intent.
- Walk-through windows: dates and access details for the mandatory or optional site visit.
- The bid deadline and the format you want the response in.
- Decision criteria, if you can share them. Knowing whether the award weighs schedule, warranty term, or system preference gets you a sharper bid.
No roof report yet? Ask for our assessment first. Core samples and moisture data before the RFP goes out mean every bidder prices the same roof, which is the whole point of bidding.

Typical response timelines
Straightforward single-building bids with existing roof data usually go back within one to two weeks. Large or multi-building scopes, or roofs that need our own walk and core samples first, take longer, and we will tell you exactly how long when we confirm receipt. That confirmation itself comes fast: you will know within one business day that your package arrived, what is missing from it if anything, and the date you will have our response. If your deadline is tighter than our honest timeline, we say so up front and bow out rather than sending you a padded guess dressed up as a bid.
What we will not do in your bid process
A few commitments, because bid integrity runs both directions. We will not contact your owner, board, or tenants around you; the process you set is the process we follow. We will not ask what number we need to beat. We will not lowball the base bid and live on change orders; wet-material unit pricing is stated in the bid precisely so that game is off the table. And if we are not the right fit for the scope, wrong system, wrong work type, wrong timeline, we decline in writing quickly so your bid list stays real.
