Three generations of roof, three ways they fail

The old river-district and near-east-side buildings mostly carry built-up roofing or modified bitumen, often several generations deep. The 1960s-1980s industrial stock fails the ordinary way: seams and flashings worked open by freeze-thaw, insulation gone wet under old recovers, ponding on settled decks. Most of these roofs are past their second membrane and bumping against the two-layer code limit, which makes the next roof a tear-off.

The newer east-side stock is the one that surprises owners. A big-box or distribution roof from the late 1990s or early 2000s is now 20 to 25 years old. That first-generation single-ply is reaching end of life right on schedule, and the roofs are big enough that deferring the decision gets expensive fast.
