The First Hour After the Storm

  1. Check inside first. Walk the top floor and look up: new stains, drips, sagging tiles, wet insulation smell. Interior evidence tells you whether you have an active breach before anyone climbs anything.
  2. Document from the ground. Photograph the building perimeter with timestamps. Displaced edge metal, membrane visible over the parapet where it shouldn’t be, debris on the roof line, downed branches against the building. Shoot everything, even what seems minor.

What Wind Actually Does to a Flat Roof

Wind doesn’t push a flat roof down. It pulls it up. Air accelerating over the roof edge creates suction, strongest at corners and along the perimeter, and it works exactly like lift on a wing. The higher the gust, the harder the pull, and it pulls hardest at exactly the spots where the membrane is anchored by hand-formed metal instead of field fasteners. That’s why storm damage on flat roofs follows a pattern: edge metal peels first, then the corner membrane, then the field unzips from there like a stamp torn from the corner. If your edge metal rattled or lifted in the last storm and “seems fine now,” it isn’t. A loosened edge is the pried-open door the next storm walks through.

The rest of the damage list: membrane that billowed and stretched, which breaks the attachment or adhesive underneath even when the sheet looks intact from above; punctures from wind-borne debris and branches; rooftop unit panels and caps blown loose, which turns every curb into an entry point; and hail bruising, which on single-ply can fracture the membrane over insulation and on modified bitumen knocks granules off and exposes the asphalt to UV. Wind also loves the roof’s weakest joints, so a storm frequently finishes what aging flashings and seams had already started.
