The Oldest Commercial Roofscape in the Region
Suburban Cook County is where Chicagoland’s commercial building stock is oldest, densest, and most layered, in every sense. The industrial belt around O’Hare, the manufacturing corridors of the inner western suburbs, the Clearing district by Midway, the Cal-Sag industrial strip on the south end, and the enormous retail and office mass of the northwest suburbs all sit in Cook. Most of it was built between the 1950s and the 1980s, which means most of it is on its second or third roof right now, and a lot of those roofs are recovers laid over problems instead of solutions to them.
That’s the recurring Cook County story on our assessments: a membrane that looks passable from the hatch, sitting on wet insulation and a deck that’s been through 50-plus freeze-thaw seasons. Code allows two roof layers, and much of Cook’s stock is already carrying both, so the next roof on these buildings is a tear-off by law. That’s not bad news. What Cook County buildings are made of
The county’s age shows in its bones. Masonry walls and parapets everywhere, which means real sheet metal work at every roof edge: coping, counterflashing, through-wall details that either shed water or feed it into the wall for decades. Steel decks that have carried three roofs, and in the oldest buildings, wood decks that need honest evaluation before anyone specs a fastener. Rooftop units stacked dense on buildings that were retrofitted for modern HVAC long after they were built, every curb a flashing and every flashing a future leak if it was detailed wrong. This is why Cook County assessments lean so hard on core samples and deck inspection: on a 1960s building, the membrane is the least mysterious thing on the roof. Why do so many Cook County buildings need tear-offs instead of recovers?
Age and layers. Much of Cook's commercial stock went up before 1980 and is already carrying the two roof layers code allows, so a third layer is off the table legally. Even where only one layer exists, decades of leaks often mean wet insulation, and covering wet insulation buys the same failure twice. The cores decide.
