Walk the roofs of the older industrial and commercial stock in Cicero, Bedford Park, or Melrose Park and you’ll find the same thing on building after building: modified bitumen. Granulated cap sheets in gray and tan, patched and repatched, some of them decades old and still keeping water out. There’s a reason this system dominated Chicagoland for so long, and there’s a reason we still install it. It is not nostalgia. It’s redundancy.
What modified bitumen actually is
Mod-bit is asphalt, upgraded. Manufacturers take the asphalt that built a century of flat roofs and modify it with polymers so it stretches and flexes instead of cracking when the temperature swings. There are two chemistries: SBS, modified with rubber, which stays flexible in deep cold and is our usual choice for this climate, and APP, modified with plastic, which handles heat and sun well. The polymer-modified asphalt gets factory-built into reinforced sheets, and the sheets go down in layers.
That layering is the whole point. A modified bitumen roof is at minimum a two-ply system: a base sheet, then a granule-surfaced cap sheet over it. Two full waterproofing layers, bonded together, with the seams of one ply offset from the seams of the other. Heavier assemblies add a third ply where the owner wants maximum service life or the roof takes serious abuse.
For this climate specifically, SBS earns its keep. Chicago winters swing a roof surface through brutal temperature ranges, sometimes fifty degrees in a single day, and the rubberized SBS sheet keeps flexing at temperatures where unmodified asphalt would have cracked years earlier. The granule surface does double duty as well: it shields the asphalt from ultraviolet breakdown and gives boots traction in weather when a smooth membrane turns into a skating rink.
Why two plies matter
- Redundancy. A single-ply roof is one membrane thick. One puncture, one bad seam, and water is in your insulation. On a two-ply mod-bit roof, a breach in the cap sheet still has a full waterproofing layer under it. That’s not marketing, that’s arithmetic.
- Foot traffic. This is where mod-bit embarrasses every single-ply we install. The granule surface and the sheer thickness of the assembly shrug off boots, dropped tools, and dragged equipment. If your roof is a workspace, with HVAC techs up there monthly and trades crossing it constantly, mod-bit takes that abuse better than any membrane.
- Familiar repairs. Every roofer in Chicagoland knows how to patch asphalt. Twenty years from now, whoever maintains this roof will not need a specialty crew or a heat welder to make an honest repair.
Three ways to put it down, and the honest word on each
Torch-applied. The traditional method: the back of the sheet is melted with an open-flame torch as it rolls out. It makes an excellent bond, and in cold weather it’s the most forgiving application. It also involves open flame on your building. Done by a trained crew with a proper fire watch after shutdown, torch application is safe and routine. Done by a cut-rate crew in a hurry, it is how buildings burn down. If your building has combustible decking or walls, we’ll steer to another method and tell you why.
Cold-applied. The sheets are bedded in adhesive. No flame, strong bond, but adhesives have temperature and cure-time requirements, and the fumes can matter for occupied buildings with rooftop air intakes. Scheduling around your operations handles it.
Self-adhered. The sheet carries its own peel-and-stick adhesive backing. No flame, no fumes, the cleanest option over occupied and odor-sensitive space. The trade-off is a narrower installation temperature window and unforgiving surface prep. It’s a real system when it’s specified honestly, not a shortcut.

When single-ply beats it, and we’ll say so
Mod-bit is not the answer everywhere, and we sell against ourselves when the roof calls for it. On a big, open, clean warehouse deck, TPO goes down faster, costs less, and gives you welded seams and a white reflective surface that mod-bit can’t match without extra cost. If summer cooling load drives your utility bill, a dark granulated cap sheet is working against you. And on a lightweight deck where every pound matters, a multi-ply asphalt assembly is heavier than a single membrane. Roughly speaking: complicated, high-traffic, smaller roofs favor mod-bit; big open economical roofs favor single-ply. The assessment exists to make that call with core samples and measurements instead of vibes.
Relative cost, no dollar signs
Mod-bit generally runs above a mechanically attached TPO roof on cost, because you’re buying two layers of material and more labor to install them. What you’re getting for that money is redundancy and traffic resistance, which is why the comparison isn’t apples to apples. The usual cost drivers apply here too: tear-off versus recover, code-required insulation, deck condition, edge metal, and flashing count. On buildings already wearing sound mod-bit with dry insulation, staying in the same system sometimes makes the whole project simpler and cheaper than switching families. Is modified bitumen outdated compared to TPO and EPDM?
No. Single-ply took over big open roofs because it installs fast and cheap at scale, not because mod-bit stopped working. For high-traffic roofs, complicated roofs, and owners who value two layers of waterproofing over one, mod-bit is still the right engineering answer. Half the older commercial stock in Chicagoland is wearing it right now for a reason.
Is torch-down roofing safe for my building?
With a trained crew, proper hot-work practice, and a fire watch that stays on the roof after the torches shut down, yes. On buildings with combustible decks or walls, or where any open flame is unacceptable to your insurer, we switch to cold-applied or self-adhered sheets and lose nothing on waterproofing. The method should fit the building, and we install all three.
How long does a modified bitumen roof last in Chicago?
A well-built two-ply SBS system is a legitimate 20-year roof here, and heavier three-ply assemblies can go longer. Granule loss, seam wear at the laps, and flashing fatigue are what age it, so keep drains clear and get problems looked at early. The redundancy means small failures rarely become interior leaks overnight, which buys you honest planning time.
